I’m Kathy Wellmerling, a licensed Realtor with 25 years of experience in Orange County and a Certified Probate Expert specializing in probate, trust, and inherited property transactions. I know what this process feels like from the inside. I’ve served as executor of my own family’s trust, and I’ve experienced the loss of  my parents and my daughter. I’ve carried that understanding into every family I’ve worked with since. You can let go of the things without losing what truly mattered.

I grew up in Orange County — my family moved here when I was five and most of us never left. This is my community. I know its neighborhoods, its market, its court system, and its people.
