What’s the Timeline?

One of the most stressful parts of inheriting a home is not knowing how long everything will take. Here’s a realistic picture of what to expect.

If probate is required:

California probate typically takes 12 to 18 months, though complex estates can run longer. The process involves filing with the court, notifying creditors, appraising assets, paying debts and taxes, and finally distributing to heirs.

A few things that commonly extend the timeline: disputed wills, missing heirs, real property in multiple counties, outstanding mortgage issues, or a property that needs significant work before it can be sold.

If no probate is needed (trust administration):

Trust administration is generally much faster — often 3 to 6 months from the date of death to the point where property can be sold or transferred, depending on how organized the trust documents are and how quickly family members can make decisions.

What you can do right now regardless of timeline:

• Secure and document the property

• Keep utilities on to prevent damage

• Talk to an estate attorney to confirm the process

• Get a market evaluation so you’re ready to move when the time comes
